Comprehensive Home Inspection Services
Items of Inspection (includes pictures):
- Exterior of the Roof [including porch roofs]
- Undersheathing [plywood, wood planks, etc.]
- Insulation- thickness, R value
- Exterior- surfaces, siding, trim, soffits, eaves, rakes etc., gutter & downspouts, types of drainage {surface or underground}
- Exterior drainage
- Landscaping
- Retaining walls, etc.
- Windows & doors. Check to make sure they all open and close properly and lock properly
- Porches & patios
- Sidewalks, driveways
- Exterior electric service
- Interior electric box [check for proper wiring]
- Interior receptacles, lights & switches
- Plumbing- check all plumbing pipes [copper/pvc, etc.] open & shut all
- Flush all toilets, check to make sure they flush and refill properly
- Open and close all cabinet door to make sure they work properly
- Hot water heater- give you the name, serial #’s, model #’s, gallons and test to make sure it heats up properly
- Furnace- give you the name, serial #’s, model #’s and test to make sure it heats up properly. Check the flame if gas or oil. Check wiring and interior components. Check the temperature at registers to see how long it takes the temperature to increase in a 5 minute period
- Air Conditioning and Compressor: give you the name, serial #’s, model #’s and test to make sure it is cooling properly. Check the temperature at registers to see how long it takes the temperature to decrease in a 5 minute period
- Foundation: check for any cracks for settling problems and if they are considered structural. Check for any moisture problems and or water leakage. Check joists, sill plates, header joists, center beam. Check basement floor type [concrete, dirt, etc.]
- Interior overall condition: walls, ceilings, floor surfaces [carpet, tile, linoleum, etc.]
- Check all hand rails, type of interior doors and hardware
- Garage type, garage door openers etc., concrete floor
- Interior drainage: sump pumps, [floor drainage etc.]
Certification Letters VA/FHA, Structural Reports, WDI Reports
All inspectors are register with the HUD-FHA-VA to due government loans.
We are members of the Board of Realtors and have the Super Lock Box to gain access to the properties to be inspected.
